Aloha Governor Green!

Gov. Josh Green, M.D. was featured recently on Hawaii News Now (HNN) and the Honolulu Star-Advertiser as he emphasized his strong support for a new multi-purpose stadium supported by a vibrant live-work-play-thrive entertainment district. Gov. Green told HNN how the NASED model will support one of his main goals to build more housing.

Project Update

With Gov. Green’s inauguration this month, the NASED team took the opportunity to meet with Hawaiʻi’s ninth governor and several of his key team members to discuss the direction for NASED. We were pleased to hear Governor Green’s commitment to NASED and moving forward promptly with both the stadium and real estate elements of the project. The NASED team will spend the next few weeks working closely with the new administration to finalize the Requests for Proposals (RFPs) for the Stadium and Real Estate projects. However, the team is extremely enthusiastic about moving forward with the project and a very productive 2023 and beyond!

We are very optimistic that we will be issuing the RFPs for the Stadium Project and Real Estate Project early in the new year and have contracts in place – ready to deliver much needed housing and a new home for UH football and other events – later in the year. Q: How is NASED being delivered?

A: The vision for the New Aloha Stadium Entertainment District (or NASED, both of which are “working titles”) is for a vibrant live-work-play-thrive community and destination, with a new multi-purpose stadium serving as the centerpiece. It will celebrate Hawaii’s unique culture and inspire Aloha for the community and visitors alike. To achieve this vision, the current Aloha Stadium site will be transformed over several years, via a “program” of works. Two primary projects will deliver the new district:  the Stadium Project and the Real Estate Project.

The Stadium Project includes the design, construction, partial financing, and maintenance of a new Aloha Stadium (minimum 25,000 seats) and a prescribed minimum surrounding area with supporting roadways, parking, public spaces and requisite changes to utilities. The Stadium Project also includes the demolition of the existing Aloha Stadium.

The Real Estate Project will comprise the development of approximately 70 acres of the overall 98-acre site and is enthusiastically supported by the Aiea and Aliamanu-Salt Lake neighborhood boards, as well as the Aiea Community Association. The Real Estate Project is expected to be delivered via a master developer style arrangement, whereby the State will contract with one entity. This lead developer will manage the master plan for the Real Estate Project, which will transform the current site (currently a parking lot) into a series of developable parcels (including requisite supporting roads, utilities, public spaces, etc.). Then, either by itself or with sub-developers, the lead entity will develop and commercialize a series of buildings within those parcels. The lead developer must meet certain benchmarks under the contract with the state, so there’s no risk the land won’t be developed to its full potential to include a variety of restaurants, shops, community spaces, pedestrian paths, and vibrant entertainment.

The Stadium Project and Real Estate Project are both essential to achieve the vision for NASED. The Stadium Project will provide a new multi-purpose stadium for the University of Hawaiʻi Rainbow Warriors football games, as well as a facility to attract other world-class sporting and entertainment events. Not only will the Real Estate Project provide much needed housing for Hawaiʻi, it will also create  much needed revenue to ensure the new multi-purpose stadium is well-maintained so that it can serve Hawaiʻi for many decades to come.

The delivery model for NASED is the result of years of planning, due diligence, market sounding, and very importantly, community engagement. It represents the best way to deliver upon the vision for NASED in the most fiscally advantageous manner.
